APARTMENT ON THE FIRST FLOOR: price starting at 130,00 Euro
The size of the apartment on the first floor is approx. 76 m2 and can accommodate 4 people.
It consists of two bedrooms, each with a king-size bed (180 cm x 200 cm), and each with its own bathroom with floor-levelshower and rain shower, toilet, bidet, sink, cosmetic mirror and hair dryer.
Bed linen and towels are part of the basic equipment and are included in the price.
The living room is furnished with a dining table with four chairs, a couch and a 40 inch flat screen (incl. satellite TV) .
A 10 m2 roofed balcony with glass frames and venetian blinds is facing towards east, providing a wonderful view onto Merano’s Garden of Trauttmansdorff Castle. Towards west, a terrace enters a lovely inner courtyard with two olive trees that are over 200 years old. Both balconies are equipped with garden tables, chairs, and deck chairs.

Fridge, dishwasher, microwave, ceramic cooktop, sink, coffee maker, kettle, towels, dishes for 4 people.

Additional information:
Built in 2019, the house with the two apartments, in combination with two houses nearby, is architecturally very distinct from the wooden farmers houses that are ubiquitous in this rural neighborhood. The large glass windows of this modern, minimalist house allow light to enter ceaselessly. But the main emphasis is on energy efficiency. In addition to an eco house A gold certificate, there are solar and photovoltaic panels on the roof, which produce warm water and electricity.

The house is also electronically “smart”. The Loxone Smart Home System automatically carries out most tasks regarding safety, comfort and particularly energy efficiency. What is special about it? The smart home brings into harmony shading, heating and special lighting effects. Through this teamwork, the apartment adapts non-stop to your needs and enables a variety of areas of application.
Each apartment also has an AC, floor heating, safe, GRANDER water revitalization, and free WiFi. The air in each apartment is constantly renewed via a controlled ventilation system with a pollen filter. The latter is particularly useful from today’s point of view, as the necessary air exchange for the entire apartment is carried out automatically.
The parking space in the underground car park is free of charge ( incl. electrical charging station). At the charging point with a universal connection, you can conveniently fill up the batteries of all common e-mobiles using our photovoltaic system with green electricity (connection max. 7,2 kW).
Would you like to enjoy the mild autumn or fresh spring days in the Meran area on a bike tour? We provide you with two women’s city bikes and two men’s city bikes.
There are even two city e-bikes availabel for a short shopping trip to Meran or just to get the rolls from the bakery.
TERMS OF SERVICE:
The prices listed are per night for 4 people with a minimum stay of 5 nights. In addition, the local tax will be charged.
Local tax: for guests aged 14 and over, a local tax from Euro 2,20 per person per night is due. This is not included in the total price and will be collected on site.
Arrival and departure: You are welcome to move into your apartment starting at 2 p.m. on the day of arrival. On the day of departure you can stay until 10 a.m.
Payment: The invoice can be paid in cash, credit or ATM cards (Ed card) or in advance by bank transfer.
Reservation: Your reservation is only valid with an email confirmed by both parties.
Cancellation conditions: In the event of a written cancellation 30 days before the start of the reservation, we do not charge any fees.
For written cancellations less than 1 month before the start of the reservation, 3 days will be charged.
Validity of the conditions: these conditions refer to the year 2024.
